3. Visit Tybee Island, known as Savannah's beach, to watch the sunrise or sunset!

4. Take a walking tour through the gates and gardens where you'll see 22 major squares and parks bursting with color and landscape design, elegant ironwork, and the finest private urban gardens in the country. What a romantic setting!

5. Enjoy a romantic dinner on a Savannah River Boat Cruise.

6. Pamper each other by spending an hour or the day at a spa.

There are things you can do and ways to prepare ahead of time that will help you get approved for a mortgage. If you are one of the many people who want to buy a home this year, take these things into consideration and put yourself in the best possible position to be able to make the move!

What Should My Credit Score Be?
In order to be eligible for the lowest interest rates possible, mortgage lenders are expecting to see a credit score in the 700 or higher range.  Improving your credit score should start with knowing where you currently stand.  From there you will need to make sure you are paying bills on time and lowering your debt to income ratio as much as possible. Visit this link for tips to improve your credit score, provided by Experian.

Debt to Income Ratio
Your debt to income ratio is exactly what it sounds like - the amount of debt you have as compared to your overall income. Mortgate lenders use this ratio to determine whether to lend you money or extend credit. A low DTI shows you have a good balance between debt and income. Lenders like this number to be below 36, and the lower it is, the greater the chance you will be able to get a loan.

To determine your debt to income ratio, add up all of your monthly debt obligations, including your current mortgage (principal, interest, taxes and insurance) and home equity loan payments, car loans, student loans, your minimum monthly payments on any credit card debt, and any other loans that you might have. Then use this debt to income ratio calculator to determine your ratio.

Verifiable Income
Lenders need to be able to verify that your income is at least enough to cover the loan you are asking for. The easiest way for an underwriter to look at verifiable income is on your W-2.

Cash and Liquid Asset Reserves
Lenders need to see that you have available cash reserves in addition to the down payment and closing costs. Here are some allowable asset reserves:

  • Earnest Money Deposit
  • VOD
  • Checking/Savings accounts
  • Business accounts
  • Stocks
  • Bonds
  • IRA/401k and other retirement accounts
  • Gift Funds/Gift of Equity
  • Sale of Assets
  • Seller contributions

4. Forsyth Park
If photography is one of your pasttimes, you won't want to miss Forsyth Park! This 30 acre park thrives with huge old live oak trees complete with draping Spanish moss and features a fountain located in the center. Don't be surprised if you see a wedding taking place or seeing the fountain water dyed green if you're here around St. Patrick's Day!

5. Juliette Gordon Low's Birthplace (founder of Girl Scouts of USA)
This is Savannah's first Registered National Historic Landmark and is authentically furnished as it was in 1886. This extraordinary attraction is certainly one of the most popular and must-see places here in Savannah.

Looking for a place to spend the day just outside of the Savannah area? Tybee Island is about 25 minutes away and is a perfect place to take the family or a group of friends!

The Tybee Pier and Pavilion is one of the most popular attractions on Tybee Island and for good reason - the number of things you can do here are mind boggling!  No matter what your interests, age, or number of people in your party, there is a reason for anyone and everyone to keep coming back.  Located just off U.S. Highway 80 at the end of Tybrisa Street, the Tybee Pier and Pavilion also comes with a unique history that will intrigue even the most involved history buffs.

Built in 1891 by the Central of Georgia Railroad, the original Tybee Pier was called the Tybrisa Pavilion.  It stood as a landmark that attracted day-trippers and other seasonal visitors and eventually became a legendary stop on the “Big Band” tour for five decades of entertainers!  In 1967, a fire tragically destroyed the popular landmark where it was left to become just a memory in the hearts of all who had visited.  Thankfully, in 1996, the people of Tybee Island, Chatham County built the Tybrisa Pavilion II, which is what is known today as the Tybee Pier and Pavilion, a premier entertainment center.

Things to do at the Tybee Pier and Pavilion (which is free to the public I might add):

  • dancing
  • special events
  • festivals
  • weddings
  • family reunions
  • social functions
  • having a picnic

Changing a few small things about your lifestyle can help you start to live a little bit greener. Here are some inexpensive, and some free, ways to save energy around your home, and keep more of your hard earned money in your pocket!

1. Wash your clothes in cold water. Heating the water is what uses the majority of the energy. In fact, some detergents are even designed to work best with cold water so you can use less energy.

2. In the summer, hang your clothes outside to dry instead of using the dryer. When you bring them inside, toss them in the dryer for about 5 minutes to fluff them. Again, you'll reduce the amount of energy you use and your clothes will have that fresh-air smell!

3. Walk instead of drive whenever possible. Not only is this a wonderful form of daily exercise, you won't be putting gas in your vehicle every other day and you'll be keeping some green in your pocket!  If walking isn't an option, try to find someone you can carpool with or take public transportation.

4. Plant trees around your home, office, etc. The world can never have enough trees, so plant away! Trees are inexpensive, require little maintenance, and act as filters by removing air pollution from the atmosphere. Having plants in your home is a great way to improve the air quality too, not to mention it can be relaxing to water them and an excuse to take a break!

5. Shop at your local farmer's market instead of a chain grocery store. Not only will your produce be cheaper, but you will be supporting members of your local community. An added benefit is that less pesticides are used because the produce does not have to travel long distances. If you live here in Savannah, the Forsyth Farmer's Market is one of the best!
